This project is a mixed-use commercial and residential development located in the Sunnyside neighborhood of New York. The commercial component, occupying floors 2 through 5, includes medical clinics and office spaces, while the residential portion spans from floors 6 to 19. The residential units primarily consist of efficient one- and two-bedroom layouts. The building façade is designed using a curtain wall system.
Working as part of a four-person team, I collaborated with other members to revise and refine the original scheme, addressing issues related to zoning, structural coordination, and spatial planning. I also incorporated revisions in response to DOB objections and was directly responsible for producing and coordinating the floor plan, energy, life safety, and reflected ceiling plan (RCP) drawing sets.
The project was handed over to our team in mid-year and has since undergone approximately six months of revisions and refinements. It is currently in the phase of further structural coordination and detailed design development, with construction anticipated to begin in early next year.
